“ We are thinking about selling our home. Can you come over and look at it and tell me what I need to do before I go on the market?” and “ I just bought this house and I can’t figure out what I should do to get the most money I can when I sell. Can you look at it!?”

These are the 2 most common questions I get.

There are many resources out there that will give you different ideas and costs or return on investment. Honestly, the top 3 things that you can do to upgrade your home and get the most for it would be:

  1. Painting!! So easy to do and can DRASTICALLY change a room. The colors are limitless. The current trend would be in the “greys” or “greige”. Check out Pinterest for ideas. When I look the MLS for expired homes, I notice a trend of yellow, green and red paint. Green in a bathroom seems to be particularly off putting to buyers.

2. Update your faucets if they are not trendy! Remember that old saying “kitchens and bathrooms sell homes”? Well, for about $150 you can hook a buyer that can appreciate a good faucet. You don’t have to spend a lot of money doing this. Most of the faucets we have bought came with easy instructions. If anything, the hardest part was getting the OLD faucet off.

3. Curb Appeal. This should actually be number 1. A little fresh mulch and a couple of colorful RED flowers make sense. Why do I say RED flowers? Well, the pop of color catches a buyers attention and red brings the buyers eye up making the front yard potentially seeming bigger than it is.

4. Flooring. If you have carpet that is worn or has stains on it …really consider changing it out. Some sellers will offer a buyer allowance. Please believe me when I tell you this will cost you so much more in the long run. First off, when a buyer comes in and sees carpet that is not attractive the buyer will constantly be focused on the negatives of your home. Resulting in a lower offer. Secondly, your time on the market will also be extended as many buyers will not be able to look past “old carpet”…especially if you are competing with a new home builder.
